Buying

Is HamroBhumi just another property listing site?
No. Listings are only the surface. Underneath, we operate a 5-level verification process and a 0–100 trust score so you know whether a property is genuinely safe to buy — not just advertised. We're the trust layer, not a classifieds board.
Which districts can I buy in?
We're live across the Kathmandu valley (Kathmandu and Lalitpur), Pokhara, Chitwan and a growing list of districts. You can filter the search by district, budget and trust score to find verified land, houses and apartments.
What does the trust score mean?
Every listing carries a single score from 0 to 100 that rolls up the five verification levels, how fresh each check is, and whether any red flags exist. 80–100 is highly trusted with all checks complete; lower bands mean some verification is still outstanding.

Verification

What are the 5 verification levels?
Identity (citizenship plus a live selfie), Ownership (Lalpurja and malpot tax checked against the LRIMS land records), Document (the full paper trail reviewed), Site visit (a geo-tagged field check by a real agent), and Legal (encumbrances, court holds and disputes surfaced).
Who actually performs the verification?
Real people. Our field agents in Kathmandu, Lalitpur, Pokhara and beyond physically visit plots and review documents. Software scores the result, but a person signs the report — that's the part no clone can copy.
Does a high trust score guarantee a property is risk-free?
A high score means our checks were thorough and clean at the time they were performed, and it dramatically reduces risk. It is not a legal guarantee or a substitute for your own lawyer's final review before registration. We always recommend independent legal sign-off on the day of transfer.

Loans

Can I get a home loan through HamroBhumi?
Yes. We work with partner banks including Nabil Bank, NIC Asia and Global IME. Every listing shows an EMI estimate, and you can compare loan offers and apply through our financing flow.
Does a verified property help with my loan?
It can. Banks lend more confidently against property with clean, verified ownership and no encumbrances — exactly what our verification surfaces — which can speed up appraisal and approval.

NRN

I'm an NRN abroad — can I buy property in Nepal remotely?
Yes. Our NRN desk supports the diaspora across Australia, the Gulf, the US and the UK. You can shortlist remotely, book a live remote viewing where an agent streams a walkthrough, get full independent verification, and receive purchase assistance through to registration.
Do I have to fly home to complete the purchase?
Usually not. Our NRN desk coordinates the paperwork — including power of attorney where it's needed — so the transaction can be completed remotely, with a clear, time-stamped verification report at every step.
