1. Introduction
HamroBhumi ("HamroBhumi", "we", "us") operates Nepal's property-trust platform, connecting buyers, sellers, banks and Non-Resident Nepalis (NRNs) through verified property listings and a 0–100 trust score. This Privacy Policy explains what information we collect, why we collect it, and the choices you have. It applies to our website, mobile experiences and the verification services we provide.

2. Data we collect
We collect information in three broad categories:
- Information you provide — your name, email, phone number, district and the contents of any enquiry, listing or message you submit (for example through our contact form or when listing a property).
- Account and transaction data — login credentials, properties you list or save, loan enquiries with partner banks such as Nabil Bank, NIC Asia and Global IME, and NRN service requests.
- Technical data — IP address, device and browser type, and how you interact with the platform, collected automatically to keep the service secure and reliable.
3. KYC & verification data
To deliver our core promise — verified property — we process sensitive verification data with extra care. Where you are a seller, agent or buyer engaging our verification or NRN services, this may include:
- Citizenship or identity documents and a live selfie used to confirm identity (Level 1 verification).
- Land ownership certificates (Lalpurja), malpot tax receipts and plot details, which we cross-check against the government LRIMS land records (Level 2–3 verification).
- Site-visit photographs and geo-tagged location data captured by our field agents (Level 4 verification).
- Legal-status information such as encumbrances, court holds or dispute records (Level 5 verification).
We use this data solely to perform verification, generate trust scores and produce verification reports. KYC documents are access-restricted to verification staff and are never sold.
4. How we use your information
We use the data we collect to:
- Operate and improve the platform, search and trust-score engine.
- Perform 5-level verification and produce time-stamped verification reports.
- Respond to enquiries, connect buyers with sellers, and coordinate NRN remote viewing and purchase assistance.
- Facilitate loan enquiries with partner banks, with your consent.
- Detect fraud, duplicate listings and misuse to protect buyers.
- Send service-related communications, and — only where you opt in — relevant updates.
7. Data retention & security
We retain personal and verification data for as long as needed to provide the service, maintain the integrity of verification reports and meet legal obligations, after which it is deleted or anonymised. We apply administrative and technical safeguards — including access controls and encryption in transit — to protect your data, though no method of transmission over the internet is completely secure.
8. Your rights & choices
You can, subject to applicable law:
- Access and request a copy of the personal data we hold about you.
- Correct inaccurate information in your account or listings.
- Request deletion of your account and associated personal data, where we are not required to retain it.
- Withdraw consent for optional communications at any time.
