Terms of Service
The terms that govern your use of HamroBhumi — written plainly, in the spirit of trust the platform is built on.

1. Acceptance of terms
These Terms of Service ("Terms") govern your access to and use of HamroBhumi, Nepal's property-trust platform, including our website, listings, verification services and NRN desk. By creating an account, listing a property, or otherwise using the platform, you agree to be bound by these Terms. If you do not agree, you may not use HamroBhumi.
We may update these Terms from time to time. Continued use after changes take effect constitutes acceptance of the revised Terms.
2. Accounts
To access certain features — saving listings, requesting verification, applying for loans or using NRN services — you must create an account. You agree to provide accurate information, keep your credentials confidential, and accept responsibility for activity under your account. You must be at least 18 years old and legally able to enter into a binding contract. We may suspend or terminate accounts that violate these Terms or are used for fraud.
3. Listings & accuracy
Sellers and agents are solely responsible for the property information they post, including price, area, location, dimensions and ownership claims. You represent that you have the right to list a property and that your listing is accurate and not misleading. We may edit, decline or remove listings — including duplicate or fraudulent ones — to protect buyers and the integrity of the platform.
HamroBhumi is a platform that connects parties; we are not the owner, seller or agent of any property listed unless explicitly stated.
4. Verification disclaimers
Our 5-level verification and 0–100 trust score reflect the checks we performed — identity, ownership against LRIMS, documents, site visit and legal status — at the time they were performed. They are designed to materially reduce risk, and we stand behind the diligence of our process.
However, a trust score is not a legal guarantee of title, value or freedom from defect, and is not a substitute for your own independent legal review and due diligence before completing a transaction or registering a transfer at the malpot office. Land records and circumstances can change after verification. You remain responsible for your own purchase decision and we strongly recommend independent legal advice.
5. Payments & fees
Certain services — such as verification, remote viewing and NRN purchase assistance — carry fees that are shown before you commit. Fees are quoted in Nepali Rupees (NPR) unless stated otherwise. Loan enquiries are facilitated with partner banks including Nabil Bank, NIC Asia and Global IME; the terms of any loan are set by the lending bank, not by HamroBhumi. Unless otherwise stated, service fees are non-refundable once the corresponding work has begun.
6. Acceptable use
You agree not to:
- Post false, fraudulent, duplicate or unlawful listings or content.
- Misrepresent your identity, ownership or authority over a property.
- Scrape, copy or misuse the platform, its trust scores or verification data.
- Interfere with the security or operation of the platform, or use it to harass other users.
7. Intellectual property
The HamroBhumi name, logo, trust-score engine, verification reports and platform design are our property and are protected by applicable law. You retain rights to the content you submit, but grant us a licence to host, display and use it as needed to operate the platform and provide our services.
8. Limitation of liability
To the maximum extent permitted by law, HamroBhumi is provided "as is" and we are not liable for indirect, incidental or consequential losses arising from your use of the platform, reliance on listings or trust scores, or any transaction between you and another party. Nothing in these Terms excludes liability that cannot be excluded under Nepali law.
9. Governing law & disputes
These Terms are governed by the laws of Nepal. Any dispute arising out of or relating to these Terms or your use of HamroBhumi shall be subject to the exclusive jurisdiction of the courts of Kathmandu, Nepal. We encourage you to contact us first so we can try to resolve any concern amicably.
