Aana
आना
A hill-region land unit. 16 Aana = 1 Ropani; 1 Aana ≈ 342.25 sq.ft (≈31.8 m²). Further divided into Paisa and Daam.
Amortization
The schedule by which a loan is paid off through regular EMIs, with each payment splitting between interest and principal until the balance reaches zero.
B
Bainapatra
बैनापत्र
A written sale agreement (token/earnest-money deed) between buyer and seller that records the agreed price and terms before final registration at the Malpot.
Bigha
बिघा
A Terai-region land unit. 1 Bigha = 20 Kattha = 400 Dhur ≈ 72,900 sq.ft (≈6,772.6 m²).
C
Capital Gains Tax
Tax levied on the profit when land or property is sold above its acquisition cost. In Nepal it is typically withheld at the Malpot at the time of registration.
Chalani
चलानी
The dispatch/registration number recorded in a land office's outgoing register when a document is processed.
Char Killa
चार किल्ला
The 'four boundaries' of a parcel — the descriptions of who/what lies to the east, west, north and south. Used to identify and verify a plot on the ground.
Collateral
An asset (usually the property itself) pledged to a lender to secure a loan. The lender can claim it if the borrower defaults. See Dhito.

Daam
दाम
The smallest traditional hill land unit. 4 Daam = 1 Paisa; 16 Paisa = 1 Aana, so 1 Daam ≈ 1.99 m².
Dhito
धितो
Collateral or mortgage — property pledged to a bank or lender against a loan. A 'Dhito' entry is recorded against the land record until the loan is cleared.
Dhur
धुर
The smallest Terai land unit. 20 Dhur = 1 Kattha; 1 Dhur ≈ 182.25 sq.ft (≈16.93 m²).
Down Payment
The portion of a property's price the buyer pays upfront from their own funds; the rest is financed by a loan. Higher down payments lower the loan and EMI.
E
EMI
Equated Monthly Instalment
The fixed monthly amount a borrower pays to repay a home loan, covering both interest and principal over the loan tenure.
Encumbrance
Any claim, lien, mortgage or legal liability attached to a property (e.g. an existing Dhito or court case) that can restrict its sale or transfer.
Escrow
A neutral third-party arrangement that holds funds or documents until both buyer and seller meet the agreed conditions, reducing transaction risk.
F
Fixed Interest Rate
A home-loan rate that stays constant for the whole (or a set part) of the tenure, keeping the EMI predictable regardless of market changes.
Floating Interest Rate
A loan rate that moves with a benchmark (e.g. the base rate), so the EMI or tenure can rise or fall over time.
Freehold
Ownership of land/property outright and indefinitely, as opposed to leasehold. Most private land in Nepal is held freehold under a Lalpurja.
G
Guthi
गुठी
Land held under a trust (often religious or community), historically tied to temples or social institutions. Guthi land has special transfer restrictions.

Jagga
जग्गा
The general Nepali word for 'land' or 'plot'.
Jagga Dhani Purja
जग्गाधनी पुर्जा
The formal name of the land-ownership certificate, commonly known as Lalpurja.
K
Kattha
कठ्ठा
A Terai land unit. 20 Kattha = 1 Bigha; 1 Kattha ≈ 3,645 sq.ft (≈338.6 m²).
Kitta
कित्ता
A land parcel or plot number. Each registered plot has a unique Kitta number used in the official cadastral records.
L
Lalpurja
लालपुर्जा
The red land-ownership certificate (formally Jagga Dhani Purja) issued by the Malpot. It is the primary proof that a person owns a specific parcel of land.
Lease
A contract granting the use of property for a fixed period in exchange for rent, without transferring ownership.
LIN
Land Identification Number
A unique national identification number being assigned to each parcel under Nepal's digital land records system, complementing the older Kitta number.
LTV
Loan-to-Value
The ratio of the loan amount to the property's appraised value, expressed as a percentage. Lenders cap LTV (e.g. up to ~70–80%) to limit risk.
M
Malpot
मालपोत
The Land Revenue Office — the government body that registers land transactions, issues Lalpurja, collects land tax (Tiro) and maintains ownership records.
Mangsir
A month in the Bikram Sambat calendar (the 8th month), often referenced in land documents and registration dates.
Mohi
मोही
A registered tenant farmer with cultivation rights over agricultural land under Nepal's tenancy laws — a right that can complicate sale or transfer.
Mortgage
A loan secured against real property, where the property acts as collateral until the debt is repaid. See Dhito.
N
Naksa
नक्सा
A map or blueprint — either the cadastral parcel map (Napi Naksa) showing plot boundaries, or an approved building plan/blueprint.
Napi
नापी
Land survey, or the Survey Office that measures parcels and produces the cadastral map (Naksa) used to define boundaries and area.
NOC
No Objection Certificate
A clearance document confirming a relevant authority or party has no objection to a transaction — sometimes required for transfers involving NRNs or specific land categories.
P
Paisa
पैसा
A hill land unit. 4 Paisa = 1 Aana; 4 Daam = 1 Paisa; 1 Paisa ≈ 85.56 sq.ft (≈7.95 m²).
Pass / Building Permit
Municipal approval (naksa pass) certifying that a building's plan meets local bylaws — Nepal's equivalent of a development/RERA-style approval issued by the local government.
Possession
Physical control and occupation of a property. Legal ownership (title) and possession should match — verify that the seller actually holds the land they are selling.
Pre-payment / Foreclosure
Paying off part or all of a home loan ahead of schedule to reduce interest. Some lenders charge a pre-payment penalty.
Principal
The original loan amount borrowed, excluding interest. Each EMI reduces the outstanding principal over time.

Rajinama
राजिनामा
A deed of sale/transfer registered at the Malpot that legally conveys ownership of land from seller to buyer.
Ropani
रोपनी
The principal hill-region land unit. 1 Ropani = 16 Aana = 64 Paisa = 256 Daam ≈ 5,476 sq.ft (≈508.7 m²).

Sifaris
सिफारिस
A recommendation letter from a ward or local body, often required to support land transactions, valuations or boundary confirmations.
T
Tenure (Loan)
The total length of time over which a home loan is repaid, commonly 10–25 years. Longer tenure lowers the EMI but raises total interest.
Tiro
तिरो / Malpot Tiro
Annual land tax/revenue paid to the Malpot. A clear Tiro receipt shows the land's dues are settled — important before any sale.
Title
The legal right of ownership of a property, evidenced in Nepal by the Lalpurja and the Malpot's records. A 'clean title' is free of disputes and encumbrances.
Title Search / Due Diligence
Verifying ownership history, boundaries (Char Killa), encumbrances and Tiro status at the Malpot and Survey Office before buying.
V
Valuation
A professional estimate of a property's market value, used by banks to set the loan amount (LTV) and by buyers to judge a fair price.
Z
Zoning
Local government rules that classify land use (residential, commercial, agricultural) and set building limits — check zoning before buying or building.
